Renting vs buying in Dubai: which makes sense?

Monthly costs, upfront cash and how long you need to stay before buying beats renting.

Updated 8 min read

Rents in Dubai have risen fast, and many tenants now pay about as much in rent as they would on a mortgage. But buying also needs a large amount of cash upfront and ties you to one place. This guide walks through the numbers that actually decide it, using one realistic example throughout.

The short answer

Buying usually wins if you will stay at least three to five years and can afford the upfront cash without emptying your savings. If you might leave within two years, or the deposit would leave you with no safety net, renting is usually the better call.

Month to month

Take a two bedroom apartment that rents for AED 110,000 a year, or could be bought for AED 1,600,000 with 20% down at 3.9% over 25 years. Service charges are AED 16,000 a year and maintenance about AED 3,000.

Each monthAmount
RentAED 9,167
Mortgage paymentAED 6,686
Service charges and maintenanceAED 1,583
Owning, total outgoingAED 8,269

Owning costs about AED 900 a month less. And of that AED 6,686 mortgage payment, about AED 2,571 in the first year goes toward paying off the loan, money you keep as equity. Only the interest and running costs are a true cost, like rent.

The upfront cash

This is where buying gets harder. To buy that AED 1.6 million apartment you need:

  • A 20% down payment of AED 320,000
  • About AED 105,810 in DLD fees, registration and agency commission

That is about AED 426,000 in cash. A tenant moving into the same apartment needs one rent cheque and a deposit. If paying that amount would leave you without an emergency fund, wait and keep saving.

Why time matters most

Buying front-loads its costs. You pay around 7% of the price on day one and about 2% more when you sell. Those costs need a few years of lower monthly costs, loan repayment and price growth to win back. Here is the total net cost of each option in our example, assuming rent rises 4% a year, prices rise 3% a year, maintenance costs 0.5% of the value a year, and a renter's spare cash earns 4%:

Years you stayNet cost of rentingNet cost of buying
2 yearsAED 189,654AED 190,263
3 yearsAED 290,208AED 212,024
5 yearsAED 503,543AED 247,784
10 yearsAED 1,116,179AED 287,488

After two years the two are almost exactly even. From year three, buying pulls ahead, and the gap grows every year because rent keeps rising while the mortgage payment stays the same.

What if prices do not rise?

Price growth is the assumption that moves the answer most, so it is worth testing. Over five years in the same example:

Price growth per yearBuying pulls ahead in
0% (flat prices)Year 5
3%Year 3
5%Year 2

Even with no price growth at all, buying still wins if you stay five years, because rising rent and loan repayment do the work. Dubai prices can also fall, though, so treat any growth figure as a guess and try a few in the calculator.

Questions to ask yourself

  • How sure am I that I will be here in five years? Job security and family plans matter more than any calculator.
  • Can I pay the deposit and fees and still keep six months of expenses?
  • Could I afford the payment if rates rose 1% to 2%? Most UAE fixed rates last one to five years.
  • Am I happy to handle maintenance and deal with the building's owners association?
  • Would I rent it out if I left? If so, check the rental yield before you buy.

If the answers point to buying, find out what you can borrow next, so you know your real budget before you start viewing.

Questions people ask

Is it cheaper to rent or buy in Dubai?

Month to month, a mortgage on a similar home is often close to or below the rent. Over the long run buying usually comes out ahead if you stay at least three to five years, but the upfront cash of around 27% of the price is the big hurdle.

How long do I need to stay for buying to make sense?

In our example, with prices rising 3% a year, buying pulls ahead of renting in year three. If prices stay flat, it takes about five years. If you might leave within two years, renting is usually cheaper.

What costs do owners pay that tenants do not?

The 4% DLD fee and other buying costs, service charges, maintenance and repairs, and the agency commission when you sell. Tenants pay the 5% housing fee on DEWA bills, but so do owners who live in their home.

Does buying a home give me a visa?

A property valued at AED 2 million or more can qualify you for a 10 year Golden Visa. Homes below that do not give residency on their own.

Can I rent out my home if I leave the UAE?

Yes. Many owners rent their home out if they relocate. Check your mortgage terms, since some banks need to be told, and factor in management fees and empty periods.
